Where we come from
Elevation Exterminating was founded on deep, hands-on experience in the pest control industry — not a franchise playbook, and not a side business. We’ve spent years in the field, in crawlspaces and mechanical rooms and common areas, learning what actually works in Chicago’s older multi-unit buildings and what doesn’t.
That experience taught us something the industry doesn’t always act on: multi-unit and HOA properties aren’t just “bigger houses.” They have shared walls, shared mechanical systems, multiple stakeholders, and boards who need to answer to residents — which means pest control has to be about more than showing up and spraying. It has to be documented, communicated, and accountable.
Why we went all-in on HOA and condo work
Most pest control companies treat association work the same way they treat a single-family home — same visit, same report (if there’s a report at all), same lack of follow-up. That approach doesn’t hold up in a 40-unit building where one untreated entry point becomes six units’ problem within a season.
We built Elevation around the opposite model: building-wide treatment strategy, same-day digital reporting for every visit, and a structured monthly recap that goes straight to your board or property manager — not buried in an inbox, not left for a resident to discover on their own. Boards don’t choose a vendor based on the lowest bid; they choose based on who they can trust to communicate reliably and document everything. That’s the standard we hold ourselves to.
How we operate
We’re proactive, not reactive. Every service starts with a real inspection — not a five-minute spray-and-go — because effective pest control means understanding why pests are there, not just treating the symptom. We follow Integrated Pest Management (IPM) protocols: targeted, science-based treatment that prioritizes long-term prevention over blanket chemical application.
